I bring a wealth of experience to my role as a Home Inspector, specializing in various inspection services across New Jersey (NJ) and New York City (NYC). My expertise includes Home Inspection, Asbestos Inspection, Lead Inspection, Lead Paint Abatement, Mold Inspection, Radon Testing, Termite Inspection, Sewer Inspection, Pool Inspection, and Extermination Services. With over 15 years in the construction industry, I’ve built a solid foundation in building safety and compliance. My career path also included a significant stint working for NJ State as a Lead Paint Investigation Officer. Though I’m no longer in that role, I hold deep respect and affection for NJ State and my former colleagues. Due to my extensive background and the demands of age, I’m now focusing exclusively on inspection services.

The Hidden Dangers of Lead Paint
Lead is a highly toxic heavy metal that poses significant health risks, especially to young children. Exposure to lead can cause severe and permanent damage to vital organs, including the brain, kidneys, and central nervous system. Symptoms of lead poisoning include irritability, speech issues, learning disabilities, seizures, and even death.
Is Your Home Built Before 1978?Homes constructed before 1978 often contain lead-based paints both inside and outside. Deteriorating lead-based paint can be hazardous, appearing as peeling, chipping, chalking, or cracking paint. When disturbed by deterioration, friction, or repairs, lead-based paint produces lead dust that can contaminate surfaces and objects, posing a significant health risk.
New Jersey Law on Lead Paint Inspections
Lead paint inspections are mandatory for rental properties built before 1978. These properties must be inspected within two years of the effective date of the law (P.L. 2021, c. 182), which is July 22, 2022, or upon tenant turnover, whichever comes first. Following the initial inspection, rental properties must be inspected every two years or upon tenant turnover, whichever occurs first.
Property owners receive lead-safe certificates when no lead-based paint hazards are found. These certificates are valid for two years. If a property owner holds a valid lead-safe certificate, an inspection is not required upon tenant turnover. However, some townships have specific rules.
